What changes the price?
Roof area is only one factor. Valleys, hips, dormers, chimneys, rooflights, scaffolding, restricted access, slate versus tile choice and the amount of timber or deck repair can all change the scope.
Why very low prices can be misleading
A quote that does not clearly state removal, waste, scaffolding, membranes, battens, flashings, ridge details and making good may not be comparable with a more complete quotation.
How to compare quotations
Compare the written scope, materials, access assumptions, exclusions, payment stages and how unforeseen defects will be handled. Ask what is included rather than comparing the total alone.
When repair may be better
If the roof is generally sound and the defect is localised, a targeted repair can be more sensible than replacement. A proper inspection should guide that decision.
