PLANNING & EXTENSIONS

Do I Need Planning Permission for a House Extension?

Some house extensions may fall within permitted development rights, while others require planning permission. The answer depends on the property, location and design.

Do I Need Planning Permission for a House Extension?

Permitted development is not automatic

Rights can be restricted by the type of property, previous extensions, designated areas, planning conditions and other factors. Flats and maisonettes are treated differently from houses.

Building Regulations are separate

Planning permission and Building Regulations are different systems. An extension that does not require planning permission can still require Building Regulations approval.

Party Wall matters may also apply

Work close to a neighbour, on a shared wall or involving certain excavations may bring the Party Wall etc. Act 1996 into consideration. Specialist advice may be appropriate.

Check before building

Use your local planning authority and the Planning Portal for current guidance, and confirm responsibility for drawings, structural calculations and approvals before construction begins.

Important: Rules, prices and site conditions vary. For planning or Building Regulations questions, check the current guidance from your local authority and the official Planning Portal before committing to work.
