ROOFING CHECKLIST
How to Choose a Roofer for Your Home
Questions to ask when comparing roofers for repairs, roof replacement and renewal work on a UK home.
Understand whether you need repair or replacement
Ask what defect has been identified, whether it is localised and why the proposed repair or replacement is proportionate to the condition of the roof.
Compare the full roofing scope
For larger work, check how scaffolding, strip-off, waste, membranes, battens, tiles or slates, flashings, ridge details, ventilation and making good are treated in the quotation.
Ask how hidden defects are handled
Timber or deck deterioration may only become visible after coverings are removed. The quotation should explain how unforeseen work will be assessed and approved.
Check access and weather planning
Roofing is exposed to weather and often needs scaffolding, material storage and safe access. Ask how the contractor plans these practical parts of the job.
Keep decisions in writing
Changes to material, detail or scope should be confirmed clearly so both sides understand the effect on price and programme.
